Haley Stewart

Haley Stewart is a Multifamily and Land specialist serving Lubbock and West Texas. As a former Class III Commercial Appraiser, she brings a rare valuation perspective to every deal. She has built data-driven valuation models for more than 20,000 income-producing properties. That work includes individual assets valued at over $110 million. Haley analyzes net operating income, cash flow, and capitalization rates for every property she touches. She also studies cash-on-cash return, internal rate of return, and discounted cash flow. That analysis helps owners and investors see the real value drivers at play. It also supports decisions grounded in both current performance and long-term potential. Her expertise spans multifamily investment sales, acquisitions, and dispositions. She also handles land sales and development opportunities across the region.

Haley brings the same rigor to 1031 exchange work. She helps clients analyze investment properties tied to exchange transactions, so replacement decisions hold up under scrutiny. Her financial toolkit includes NOI, cash flow, CoC, IRR, DCF, and LTV/DSCR analysis. That depth means clients get more than a broker; they get a data-backed second opinion. A Texas Tech Rawls College of Business graduate, she also completed 50+ hours of TDLR-certified property tax consultant and appraiser courses. She is currently a CCIM candidate, building advanced skills in investment analysis. She is also pursuing a Google Data Analytics Certification, adding another layer to her analytical approach. For multifamily owners weighing a sale, or investors evaluating an acquisition, Haley brings the numbers into focus. That clarity helps clients move forward with confidence, whether the goal is disposition, acquisition, or long-term portfolio strategy.

Lubbock is growing, and Haley believes now is the time to invest in commercial real estate. West Texas deserves more credit, and she wants to be an approachable resource for anyone investing here, including out-of-town owners who need trusted eyes on the ground.

“I’m grateful to be in the room with a company as great and successful as CBC,” Haley says, “and I bring everything I have to it.”

Haley Stewart helps apartment owners and land investors across Lubbock and West Texas understand what their property is truly worth, and why, so they stop losing money to overpaid taxes, below-market rents, and deals no one looked at closely enough.

Before brokerage, Haley spent three years as a commercial appraiser at the Lubbock Central Appraisal District, building valuation data for more than 20,000 properties, from student and senior housing to self storage and restaurants, valued up to $120 million. She met with owners to analyze their rent rolls and financial statements, and she explained values to the Appraisal Review Board, the panel that hears property tax protests. During one hearing, while she defended the value of an $80 million-plus property, a commercial real estate expert in the room took notice and recruited her soon after.

“They say commercial real estate isn’t emotional. I beg to differ,” Haley says. She remembers the owner of a 10-unit apartment building who came in desperate: after five years of high tax bills, their net operating income (the money a property actually makes after expenses) had sunk so low they were facing a forced sale at a loss. They had never protested because they didn’t know how. Haley found the property had been lumped into a broad location category when it deserved its own. Correcting it lowered one of the few expenses an owner can actually control, putting thousands back into their bottom line. Through that kind of detailed financial analysis, she has saved owners of all property types thousands of dollars.

As a former state-certified (TDLR Class III) appraiser, she knows how appraisal districts think and what works in a tax protest. She reviews rents against the market and flags operating costs creeping too high. As a candidate for the CCIM designation, the industry’s advanced training in investment analysis, she runs the numbers on financing, cash flow, and long-term returns before you commit.

What sets Haley apart is focus. Many established brokers hand most of the work down; Haley does it herself, and she only takes on clients she has room to serve fully. She approaches every deal as if it were her own, asking what your biggest concerns and hopes are, then works to take the stress off: fast, clear updates, careful attention to deadlines and details that can make or break a deal, and a daily habit of watching the market so she stays ahead for you. She’s backed by a team with billions of dollars in closed deals and up to 50 years of experience, and her loyalty doesn’t end at closing. Clients and colleagues describe her as sharp, reliable, empathetic, a fighter in negotiations, and a gifted teacher who makes complex numbers easy to understand.

“I’m grateful to be in the room with a company as great and successful as CBC,” Haley says, “and I bring everything I have to it.”

A Christian from small-town Albany, Texas, Haley came to Lubbock for Texas Tech (she holds a business degree from the Rawls College of Business) and stayed for the people, the arts (dance), and the city’s potential. Lubbock is growing, and she believes now is the time to invest in commercial real estate here. West Texas deserves more credit, and she wants to be an approachable resource for anyone investing here, including out-of-town owners who need trusted eyes on the ground.
