A Strategic Investment: Securing a New Kohl's Ground Lease through Expert Navigation of a 1031 Exchange

Our client lives in California and was in the process of selling his industrial property and his industrial business. He wanted to find a real estate investment that would give him passive income for he and his family for generations to come.

Action

Rick, Jordan, and Alex, through their relationships with one of its developer’s, knew of an upcoming Kohl’s ground lease that was coming up for sale in San Angelo, TX. The property was off-market and unknown to all other buyers while the property was still in its construction phase. Our client acted quickly and put the property under contract to complete his 1031 tax deferred exchange. CBC Capital Advisors monitored the construction deadlines carefully in order to assist the buyer in a successful ground lease sale of a brand new Kohl’s store.

Result

  • The buyer found an off-market deal 
  • A successful 1031 tax deferred exchange was completed
  • The replacement property was new construction and leased to a national brand tenant
